If you are planning to buy an Ismaili house in Karachi, this could be one of the options to consider.
Just outside the housing society there is a large market with availability of all items that you may need on daily basis. Aga Khan School Garden can be accessed through private vehicle as it is located on a distance of 2.3 KM, while Aga Khan Diagnostic Center is 2.4 KM away. Karachi’s only Zoological Garden is also located at a distance of 2 KM.
There are two kinds of flat categories in Platinum Housing Society. The first one is 2-bedrooms, drawing and dining, while the second is 3-bedroom, drawing, and dining.
The first category of the flat costs approximately 1.15-1.50 crore PKR. If you planning to get it on rent or willing to buy it for rental income then the estimated rent of this segment is 18-25 thousand. Pricing is dependent on house condition and floor-level. Maintenance fee of this segment is Rs. 2700.
The second category of flat costs approximately 2 crore PKR. Rent of this segment is 25 to 30 PKR and maintenance charges are Rs. 3000.
Water is available two times a day; first time from 8am to 9:30am and second time from 5:30pm to 6:30pm. The area faces daily load shedding of around 1-2 hours in summers.
If you are a new tenant, who is entering this apartment for the first time, the society rules require Rs. 2 lacs to be paid to the management. This is equally divided between tenant and landlord. While it allows the financial sustainability of the society, but it has a negative impact if you are planning to get a house for earning rental income. It can make people reluctant to pay an additional amount of money and opt for some other place because it is hardly practiced anywhere.
